         Landscaping Debris Pick-up

 At the urging of Fairfax County, trash companies are now beginning to provide regularly scheduled weekly pick-up of landscaping debris. This includes tree/shrub branches, leaves and grass clippings. Our Company, Champion Services, Inc., has advised us they will pick up these materials every Wednesday, from April through December. The debris should be placed on the curb no earlier than Tuesday evening, sealed in either clear or green plastic trash bags. Branches can be placed out in tied bundles, must be 3 inches or less in diameter, and must be cut in lengths no longer than 3 feet. Materials that will not be accepted include: poison oak/ivy, dirt, rock, pet waste, lumber, saw dust, trash, plastic, sod, stone, paper, and brick edging.

               Deck and Fence Finishes

 For finishing decks and fences, a Natural to Medium shade Translucent finish (that allows the grain of the wood to show through) such as the Sikkens Cetol DEK finish in Natural (078), Natural Oak (005) or Cedar (077) should be used. These finishes appear darker after being applied that they appear in sample pictures. Solid finishes that appear more like a covering paint when dry should not be used. Copies of Association Documents

Any official association records/documents that have not been posted to this Site are available at the Office of our Property Management Company.  A member of the Community may review/obtain a copy of association documents via a request to Hadrian Management Company (POC:  Mr. John Termini).  A charge to defray copying costs may apply depending on the nature of the request.


      Driveway Pavers, Brick & Mortar

As some of our homes approach twenty years old, we are finding the need for paver, brick and mortar repair. (PLEASE NOTE – ARC applications are required for below noted Driveway Paver options. Application should be accompanied by a sample of the original design paver (for driveway) or rectangular design paver (for lower front step landing) you wish to use.)

1. Driveway Pavers - Some driveway pavers are deteriorating. Based on research done by community groups, no exact replacement is available. Those pavers found to look the same have had slightly smaller dimensions. Even if they were the same, due to wear and aging over the years, they wouldn’t be visually acceptable for spot repair. The Board of Directors (BOD) has determined the following to be acceptable alternative plans for professional quality repair. (PLEASE NOTE – Repairs determined not to be of professional quality will not be acceptable to the BOD, and will have to be re-done.)
a. Landing Option – For homes with limited driveway paver damage…and for which the same driveway pavers are used for the lower entrance step landing, have the landing pavers removed and replaced to professional standards with rectangular pavers matching the bricks used on the front steps. Use the removed pavers to replace damaged driveway pavers. Keep any extra removed pavers for future repair. Request additional rectangular pavers for future landing repair. (See 8130 as an example. Rectangular replacement pavers used on the landing are Calvert #103 pavers available from Potomac Valley Brick.)
b. Border Option – For homes with a greater amount of driveway paver damage and/or regular rectangular pavers were used on lower front step landing, this option can be selected. Existing driveway pavers around the perimeter of the driveway can be removed to the extent permitting professional quality installation of a border of one (1) rectangular paver of a color matching the bricks on the front steps…with the length of the paver facing the home and the street. (See 8171 as an example.)
c. Complete Replacement – Pavers closely matching the design and color of the original pavers may be used. As an example, the Patriot Prest paver in the color Quarry Red by Hanover Architectural Products (www.hanoverpavers.com).
d. Expansion Joint – The area where your driveway pavers butt up to your concrete driveway apron should have an expansion joint wide enough to accommodate expansion of the apron and pavers without undue pressure being placed on the pavers that causes cause them to crack and heave up. You may want to consider having a professional quality & width expansion joint cut across this area. This should serve to help lengthen the life of the driveway pavers in this area.

2. Brick & Mortar – Most deterioration of brick and mortar has been noticed on the front steps. The greatest problem is with deteriorating mortar. Repairs should be professional quality. When the community requests that these repairs be made, they will conduct an inspection after the work is completed. Work determined not to be of professional quality will not be acceptable to the BOD, and will have to be re-done.

3. Locating Masons – One source is a subscription to the Washington Consumer Checkbook….which offers both hard copy publications with reviews of various service providers, as well as a web site containing reviews by individual homeowners. 4. Helping Prevent Paver, Brick & Mortar Damage
a. Avoid using salt or chemicals on snow and ice.
b. Hose driveway off to remove accumulated highway chemicals after storms.
c. Avoid hammering or using tools with excessive force when attempting to remove ice and snow.
